1. KNOWING YOUR MARKET

We provide you with a detailed Market Analysis of your property to ensure the optimal listing price. This provides more exposure, more showings, more offers, and ultimately, the highest price for your home. Additionally, you will be set up with a custom search, making you aware of any neighboring or similar properties that have just been listed, have had price reductions or have recently sold.
2. PRE-LISTING DECISIONS
Now that you know the value of your property, what will you put in your pocket? Our team will provide you with a Net Proceeds Calculation Sheet, outlining the mortgage pay-out and expenses associated with the sale of your home. We ensure you understand all the information, allowing you to make the most informed decision regarding the sale.
3. BRINGING YOUR HOME TO MARKET
Once you are ready to list your home, we will thoroughly go over the listing contract with you so there are no surprises. We will then get started on our full marketing plan to ensure you get the fastest sale at the highest price possible. This includes decluttering, staging, professional photography, marketing and advertising aids, and an online presence through digital marketing, MLS systems, and exposure through several prominent websites.
4. SHOWING IT OFF
After price, condition is the single biggest factor in determining how fast, and for how much, your home will sell for. Our team provides you with professional advice on what is needed to make your home shine and oversees all the showing appointment details. This includes brochures, property information, and ensuring that prospective buyers are qualified buyers.
5. CONTRACT NEGOTIATIONS
You have an offer! We will negotiate the price to ensure you get the most for your home. There are many important terms that need to be negotiated in a Contract of Purchase and Sale. Our Real Estate Professionals will walk you through all the details to help you understand all the Buyer's terms and conditions and will advise you on the ones needing to be modified or removed to better suit your needs. 6. REMOVING CONDITIONS
The Contract of Purchase and Sale will have a set timeline for the Buyer to remove their conditions. You can expect a home inspection and a home appraisal. Our team assists in the organization and booking of these services. Once all the subjects set out in the Contract of Purchase and Sale have been satisfied, the conditions can be removed, and the Buyer’s deposit is due.
7. THE COMPLETION PROCESS
Conditions have now been removed and your home is officially sold! Now is the time to get things organized to reduce stress at the time of your move. There are some key services to contact, such as utilities, home insurance, movers, and sending out your change of address. Additionally, you will need to meet with the lawyer or notary that you have selected, one to five days prior to closing, to finalize the documents. Your legal representative will register the transfer and mortgage documents and will notify you that the sale is complete.
8. MOVING OUT
We will meet you at the home the day before the buyer(s) take possession to perform a final walk through. We will then arrange to hand the keys over to the selling agent on the possession date set out in your Contract of Purchase and Sale. Congratulations! The sale of your home is now complete!
