BUYING PROCESS


We outlined the buying process below to give you an idea of what to expect in a typical real estate transaction. It is our job to facilitate this transaction and ensure every detail is handled professionally. Our goal is to exceed your expectations by going above and beyond with our quality of service. 


1. PREPARING YOUR FINANCES

Whether you are looking for an investment property, dream estate or your first home purchase, you need to know what you can afford and how much you would like to spend. Our team has an experienced Mortgage Broker that can help you determine your pre-approval amount, or you can speak to our Certified Financial Planner. Our Financial Planner or other lenders can also help adjust your finances to best suit your buying needs.

2. FINDING A HOME

Do you have a desired neighborhood? What style are you going for? What type of home do you like? Are you looking for a single-family dwelling, a strata complex, an acreage, vacant land to build, an older home to fix up? Or maybe your dream estate in one of the Okanagan's luxury communities? One of our Real Estate Professionals will help you determine the option that best suits your wants and your needs, in the neighborhood that best suits your lifestyle. We will also set you up with an automatic search so you can see the listings first, even before they end up on realtor.ca.

3. SELECTING YOUR HOME

As market area specialists with a pulse on real estate trends and changes, we will keep you informed of all relevant industry changes that may impact your home selection. When properties pique your interest, we will schedule in person viewings for all the prospective properties and give you expert advice on the features of the property that may affect its value and future resale. Additionally, we will advise you on the neighborhoods and their specific market conditions.

4. MAKING AN OFFER

Our Real Estate Professionals will give you expert advice on all options available to you when preparing your Contract of Purchase and Sale and will give you a detailed Market Analysis of the prospective property so you can feel confident that you have made an informed, educated decision about your purchase. We will ensure you understand all terms of the contract and fully understand the process; then on your behalf, we present and negotiate your offer to the Selling Agent to get you the home you want at the price and terms you want.

5. FINALIZING YOUR OFFER

Our Real Estate Professionals will send a full copy of the signed contract and MLS listing information to your Mortgage Broker or Banker for final financial approval. If an appraisal is required, our Mortgage Broker can organize that for you. Now is also the time to contact the Lawyer or Notary that you would like to hire. If you don’t have one in mind, we have one on our team! Ensure the lawyer or notary that you select has Real Estate conveyancing experience. We will send them your Contract of Purchase and Sale, the Title Search and the PDS to review. It is also recommended that we contact your insurer and confirm that your insurance will be effective as of 12:01 AM on completion day.

6. SUBJECT REMOVAL

With decades of experience in the Okanagan, we can recommend several local services, including services required to have the subjects fulfilled, such as a home-inspector. Once you are satisfied with all the subjects set out in the Contract of Purchase and Sale, they can be removed. Our Real Estate Professionals will notify the Selling agent of subject removal on your behalf.

7. THE COMPLETION PROCESS

Conditions have now been removed! The agreed upon deposit is now required. Now is the time to contact the necessary utilities to ensure they are ready on your move-in date (Hydro, Fortis, and Shaw/Telus services). Movers should be booked, and your change of address sent out. Lastly, you will meet with the lawyer or notary you have selected one to five days prior to your completion date to finalize the necessary documents. Your legal representative will register the transfer and mortgage documents and notify you once your purchase is complete.

8. MOVE IN

We will arrange to hand over the keys for your new home on the possession date set out in your Contract of Purchase and Sale. Congratulations! You can now move in and enjoy your new home!
